Housing debt and elderly housing tenure choices

Xun Bian et al.

Summary: This study examines the impact of financial leverage, measured by loan-to-value (LTV) ratios, on the mobility and housing tenure choices of elderly homeowners. The findings show that a higher LTV ratio significantly increases the likelihood of elderly homeowners exiting homeownership. Recent leverage changes, equity extraction/injection, financial constraints, and long-term indebtedness are all important factors in predicting the likelihood of elderly homeowners exiting homeownership. The relationship between financial leverage and elderly tenure choices also varies across different stages of the housing market cycle.
