This study used the fuzzy Delphi method and structural equation modeling to explore the criteria influencing the desirability of residential buildings in Iran and their relationship with overall desirability. The results revealed that location desirability had a greater impact on general building desirability, while residents' perception of building desirability influenced their view of the location's desirability. Criteria such as storage space, parking, elevator, and lobby were found to be the most effective for building desirability, while criteria related to location desirability included privacy, access to medical centers, crime rates, and public transportation.
This study aimed to identify the criteria influencing the desirability of residential buildings in Iran and enhance our understanding of residential satisfaction. The fuzzy Delphi method was used to screen criteria related to building and location desirability, and structural equation modeling was employed to examine the relationships between these criteria and overall desirability. The results showed that location desirability had a more significant impact on general building desirability than desirability of the building itself. However, residents' perception of building desirability influenced their view of the location's desirability. The most effective criteria for building desirability were storage space, parking, elevator, and lobby, while criteria related to location desirability included privacy, access to medical centers, crime rates, and public transportation. This research provides valuable insights for policymakers, housing developers, and researchers to improve housing satisfaction in Iran.
