Estimating the Impacts of Proximity to Public Transportation on Residential Property Values: An Empirical Analysis for Hartford and Stamford Areas, Connecticut

Summary: This study investigates the impacts of commuter rail/Bus Rapid Transit (BRT) and bus lines on residential property values in Stamford and Hartford areas of Connecticut using a hedonic pricing model and finds that the effects vary across different locations. Results from Geographically Weighted Regression (GWR) show that impacts of proximity to bus and rail/BRT on property values vary spatially in the Hartford area, with negative impacts in downtown Hartford and positive impacts in the west and east sides. Rail/BRT has relatively minor impacts compared with bus lines, with properties in the Stamford area appreciating towards rail service and depreciating towards bus service. This study provides empirical evidence for future transit-oriented development in the region.
