By analyzing a hedonic model under incomplete information, a two-tier stochastic frontier model is constructed to identify price effects related to information deficiency. Data from over 10,000 transactions in Saxony-Anhalt, Germany between 2014 and 2017 reveals that institutional sellers achieve the lowest losses due to information deficiency, while tenant buyers can benefit from informational advantages leading to markdowns. The study suggests that policy makers in Germany could take steps to improve market transparency.
