Determinants of house prices in Malaysia

Summary: This study empirically examines the relationships between macroeconomic factors and housing prices in Malaysia from 1991 to 2016. The findings show a long-run positive equilibrium relationship between interest rate, CPI and housing prices, and a negative relationship with GDP. In the short run, housing prices have a positive relationship with GDP and CPI, but no relationship with interest rate. This study can be valuable for property market players, investors, and policymakers in Malaysia.

Examining key macroeconomic determinants of serviced apartments price index: the case of Kuala Lumpur, Malaysia

Summary: The increasing overhang of serviced apartments is causing concern in the national property market. This study examines the impacts of macroeconomic determinants on serviced apartment price changes using a self-developed hedonic price index model and various statistical analyses. The results show that GDP, existing stocks, and incoming supply are significantly associated with price changes, with existing stocks and incoming supply having inverse relationships. Therefore, government monitoring of future supply and stricter development approval of serviced apartments are crucial to safeguard property prices.

Summary: This study examines the impact of firm-specific information and macroeconomic variables on market overreaction of US and Chinese winner and loser portfolio before and during COVID-19. It shows that firm-specific information and macroeconomic variables are correlated to stock return in US and Chinese portfolios before COVID-19, but during COVID-19, the impact of firm-specific information disappears and macroeconomic variables become significant. Investors rely on economic indicators to trade in turbulent periods due to the disruption in the market caused by COVID-19. US and Chinese portfolios both show overreactions during COVID-19, with Chinese loser portfolio having a higher tendency of overreaction than US loser portfolio, and US winner portfolio having a higher tendency of overreaction than Chinese winner portfolio.

Factors Affecting Demand and Supply in the Housing Market: A Study on Three Major Cities in Turkey

The study analyzes monthly data from January 2010 to December 2020 using co-integration analysis and vector error correction model (VECM). The results show that factors such as real per capita GDP, real house prices, projected inflation, and nominal interest rates significantly impact mortgage credit volume. On the supply side, real housing prices, real interest rates, and construction costs influence building site availability. The housing market in Istanbul and Izmir is influenced by both demand and supply-related factors in the long term, while Ankara's housing market is primarily impacted by supply-side variables.

The virus that devastated tourism: The impact of covid-19 on the housing market

Summary: We examine the impact of COVID-19 on short-term rentals in the tourist-heavy city center of Lisbon. Our study finds that landlords shifted their properties to the long-term rental market, resulting in a 4.1% decrease in prices and a 20% increase in listed quantities in the treated areas compared to the comparison ones. Additionally, we observe a 4.8% negative impact on sale prices in the treated areas. Our findings remain robust even when including Porto.
