Regulating Professional Players in Peer-to-Peer Markets: Evidence from Airbnb

Summary: This study analyzes the roles of professional players in P2P markets and how P2P home-sharing platforms manage their participation. The findings show that professional hosts offer more expensive properties with superior characteristics. The policy impact suggests the dominance of competition, as it increased the supply and price level of nonprofessional properties. However, the dominance of competition is less prominent in certain markets. Overall, the platform did not experience any negative impact on attracting reservations or securing revenue after the policy.
