Summary: This paper investigates the critical success factors for implementing circular modular construction projects in Hong Kong, revealing twenty-one significant success factors and identifying early design completion and freezing, early understanding and commitment of the client, effective leadership and support of a specialist contractor, adequate knowledge and experience of the project team, and collaborative working and information sharing among project teams as the top five significant success factors. These findings underscore the importance of planning and design stages for successfully implementing circular modular construction projects.

Digital twin-enabled smart modular integrated construction system for on-site assembly

Summary: Modular Integrated Construction (MiC) is an innovative approach that brings enhanced quality, productivity, and sustainability by transforming cast-in-situ into on-site assembly of prefabricated modules. However, on-site assembly poses challenges due to variability of outside conditions, organization of multi-contractors, and geographic dispersion of activities. To address these challenges, Information and Communication Technology (ICT) is adopted, and a digital twin-enabled smart MiC system (DT-SMiCS) is introduced. This system allows for real-time monitoring and remote control of on-site resources through the use of digital twins.

The approach supports multi-criteria decision-making and has been demonstrated to be effective and innovative through a real-life project case study.

Sources of Uncertainties in Offsite Logistics of Modular Construction for High-Rise Building Projects

Summary: This study aimed to identify and categorize sources of uncertainties (SoUs) affecting offsite logistics in high-rise modular building projects in high-density cities. Through a multicase study method, 30 key SoUs were identified in five areas, showing that most uncertainties arise from offsite logistics processes and planning and control systems. Demand-side SoUs were found to have higher probabilities and impacts, while supply-side SoUs, although less probable, could have significant impacts on offsite logistics.

Parametric study on module wall-core system of concrete modular high-rises considering the influence of vertical inter-module connections

Summary: High-rise modular buildings are attractive for metropolises, but lack of knowledge about lateral force resistance hinders their applications. This study examined the module wall-core system parametrically in a 40-story public residential building in Hong Kong, using the generalized modulus reduction method to consider the influence of vertical grouted connections on lateral behavior. Results show that the module wall-core system can provide sufficient stiffness and strength for the building, with implications for structural design of concrete modular high-rises.
